Adirondack snow on a Warrensburg metal roof
Warrensburg sits north of Lake George at the edge of the Adirondacks, and winter shows it. Snow comes earlier, stays longer and piles deeper than it does down in Glens Falls. A metal roof's biggest advantage here is that it lets go of that snow instead of holding it.
That cuts both ways. A full roof of snow can slide at once, and if it lands on a porch roof, the steps or a parked truck, it does damage. Put snow guards above entries and over any lower roof. Ice dams are the other problem on older homes, where heat leaks into the attic and refreezes at the eaves. Ice and water barrier at the eaves and valleys keeps meltwater out while you work on the insulation.
Older Warrensburg homes: tear-off or metal over shingles
Many of the older houses in the hamlet have been reroofed more than once, and some carry two layers already. Plank decking, old chimneys and add-on porches are common. Going over shingles skips the tear-off, but it only works on a flat, solid deck. Whether it's allowed depends on the deck and local code, so the installer checks and the town confirms. Our metal roof over shingles page walks through the tradeoffs. Chimneys on these houses usually need new flashing either way.
Barns and farm outbuildings around Warrensburg
Out on the back roads, plenty of barns and equipment sheds already wear exposed-fastener ribbed panels. Those roofs usually leak at the screws long before the steel gives out, because the rubber washers dry out and the screws loosen. A refastening job can buy years. Rusted panels and sagging purlins can't be patched. See metal barn roofs for replacement and metal roof repair for leaks.
Turning a barn into a shop or living space? Plan insulation and underlayment before the panels go on. Bare steel over a heated room drips condensation all winter.
Metal roofs for camps along the Schroon River
River camps here get used in summer and sit empty the rest of the year. Metal suits that: it sheds snow on its own and needs little watching. If the camp has no ceiling, put solid decking under the panels so rain doesn't sound like a drum. Schedule the work around opening or closing so you're not losing summer weekends. Ask about the panel maker's finish warranty and the installer's workmanship warranty, and get both in writing.
