Metal roofing for newer Wilton subdivisions
Most of Wilton's housing went up in subdivisions north of the city, around Route 50 and the Wilton Mall area: colonials, capes and raised ranches with simple gable roofs. Simple roofs are good news for metal. Fewer valleys and hips mean less cutting and flashing.
If yours still has one layer of asphalt over a solid deck, metal can sometimes go right over the shingles instead of a full tear-off. Whether that's allowed depends on the deck and local code, and the installer confirms it before quoting.
HOA approval for a metal roof
Some Wilton subdivisions have homeowners associations that review exterior changes. Get the panel profile and color approved in writing before anything is ordered. If the board is wary of metal, show them metal shingles: they're made to look like architectural asphalt or shake, and most people on the street won't notice the change. Bring the board a real color sample and a photo of a finished house, not just a brochure.
Pine needles, shade and wooded lots in Wilton
Plenty of Wilton lots are cut out of pine woods, and pines drop needles all year. Needles slide off smooth metal panels far more easily than off asphalt, but they still collect in valleys, behind chimneys and in gutters, where they hold water against the flashing. Clear those spots each spring and fall.
Shade matters too. A north-facing roof under tall trees stays wet longer and holds snow after the sunny side is bare, then sheds it all at once. Trim back any branch that touches the roof, since a limb rubbing in the wind will scratch through the finish over time.
Snow guards, garages and sheds on bigger Wilton lots
Out toward Mount McGregor the lots get bigger and more wooded, and more of them carry a detached garage, a workshop or a shed. Those are good candidates for ribbed panels, which cost less than standing seam and suit unheated buildings. See our page on metal barn, garage and camp roofs.
On the house, think about where the snow goes. Metal sheds snow in one slide, so put snow guards above the front door, the deck, and any spot where the driveway runs under an eave. On a garage with an overhead door on the eave side, guards keep the slab from landing in front of the door.
